Please check out the video from the Warrant Committee Subcommittee meeting last night. We utilized the new “Owl” which allows us to conduct hybrid meetings via Zoom without having to bring Medfield TV in for assistance. Pete had attended a conference with MMA that discussed towns that were using the Owl, it took a few weeks to get it into place but it was worth the wait!
We intend to continue utilizing Medfield TV for the BOS and School Committee meetings but this offers more flexibility for smaller committees who would like to conduct hybrid meetings.

Trinity Financial was interviewed by the Medfield State Hospital Development Committee last night with respect to Trinity’s proposal to develop the former Medfield State Hospital site. My sense was that Trinity is willing to be exceedingly flexible, and to listen to and consider proposals for changes to what the town wants, if the town wants to further tailor the result to precisely what the town desires. So far Trinity proposes 334 rental units in the existing buildings, 25% affordable, meaning that all 344 should get added to the town’s SHI list of affordable housing units.
Trinity clearly thought that the site could allow for more development than the 334 units, should the town residents want to achieve more tax revenue so as to lower existing real estate taxes (any greater density would target getting more real estate taxes without adding more municipal costs, and hence would lower existing taxes).

Chief Carrico is closely monitoring the storm as Emergency Management Director. We have staffed additional public safety personnel including the DPW through Monday.

8/22 8:30am Eversource Hurricane Henri Update
Good morning,
As of 8:30 a.m., the company does not have storm-related outages on its Massachusetts system. Eversource has crews staged throughout its service area Sunday morning in preparation for any damage caused by the high winds and heavy rain of Hurricane Henri.
The storm has changed track several times in its approach to New England and is now tracking further to the east, which could increase wind impacts in Eastern Massachusetts. Eversource is prepared to shift resources as necessary to respond to hardest-hit areas. Rainfall of 2 to 5 inches is predicted for Western Massachusetts, with up to 1½ inches forecasted for eastern areas. Peak wind gusts could reach 70 mph on the South Shore, Cape Cod and Islands; 55 mph in Boston and other areas of Eastern Massachusetts; and 45 mph in Western Massachusetts. Winds are expected to peak Sunday between 10 a.m. and 4 p.m. in eastern areas, and between 3 p.m. and midnight in western areas.

Email yesterday from Sarah Raposa, Town Planner, shared the 2020 census figures on the number of dwellings in the Town of Medfield (4,450), meaning that the town is now 41 affordable units short of the 10% Subsidized Housing Inventory (SHI) goal that provides safe harbor from unfriendly 40B projects. –

Hi all – Our HPP consultants were able to pull out our 2020 census year round housing units from the recently released redistricting data. With that we fell from 9.6% to 9.1%.
Just a reminder that the AHT and PB are reviewing the draft HPP update now and we have a joint AHT/PB/BoS presentation penciled in for Sept 21 (to be confirmed later).

We did some digging into the 2020 Census redistricting data and pulled out the new population and housing numbers for each municipality in Massachusetts. Although we cannot provide official Subsidized Housing Inventory (SHI) figures – DHCD will be able to give you this information at some point – we know our clients are eagerly awaiting the 2020 Census data to understand how they stand on the SHI and wanted to give you a sneak peek at this initial data release.
